Once Atlantic Renewable has selected a potential wind project site, it will start lease negotiations with the landowner(s). Atlantic Renewable has developed a comprehensive "Lease for Wind Measurement Sites and Construction of Wind Turbine Generators", which gives Atlantic Renewable the right to initially conduct a feasibility study of a wind project at the specific site, and subsequently the right to install wind turbines and associated infrastructure on the specific site.
The agreement will provide landowners with adequate protection of all their rights, and puts strong obligations on Atlantic-Renewable: Atlantic Renewable will involve the landowners in the entire development process and has to receive the landowner's consent for any turbine location and associated infrastructure on their property. As compensation, landowners will receive an annual royalty payment that is linked (as a percentage) to the revenues from the energy production of the wind project.
Practically, a wind project will only occupy no more than 2% of the land under lease. Therefore, Windpower integrates well with other Land-use and will hardly interfere with other, agricultural activities on the land. In the Midwest, farmers refer to windpower "as an extra crop on their fields".
